Water Heater Maintenance Procedures

We’ve written before about how water heater maintenance prolongs the life of the system, and results in fewer problems for you. We haven’t really gone into too much more detail than that before, though. Today, we’d like to outline a few of the more specific water heater maintenance procedures, and how they can benefit you. Checking the Anode Rod

The anode rod is the part of your water heater that degrades over time, in order to protect the tank from rusting. Without this part, your system would become a rusted out heap within a couple of years of being installed. The anode rod offers great protection, but eventually it degrades too much to be of use anymore. This often happens around a year after installing it. So, every annual maintenance visit involves checking to make sure that the anode rod is in good shape. If not, it is replaced in order to keep protecting the water heater from rust.

Flushing the Tank

In most homes, especially those with a hard water problem, sediment tends to build up on the bottom of the tank over time. If the sediment is not removed, it will eventually build up so much that it actually insulates the bottom of the tank. The heat from the burner assembly cannot penetrate the sediment layer, so that water in the tank is never heated. We address this buildup by flushing out the tank during our maintenance procedures. If a thick sediment layer has already formed, it can be removed by manually scrubbing it out.
